Under Contract Before Going Live in the MLS! Yes, This Is Happening! I recently had a listing on the market and we had 54 showings and 13 offers, all within 48 hours! It was great! On that particular listing, we chose the cash offer willing to close in 2 weeks, over all the others. But, the next best offer (which was actually much higher than the cash offer) was really a great family and had a fantastic offer on that place, but just missed out. So, when I was hired for a new listing just Wednesday morning, I had the professional real estate photographer to the home within hours to get started. I decided on a whim, to call that couple that missed out on my last listing a few weeks ago to see if they have found a home. By sheer luck, they have not. Their Realtor was not able to show them the home last night and kindly asked if I could help with showing his buyers that evening. We were there for an hour and they were in love! They have seen plenty of homes in the last month, but only have submitted on offer on the two they liked. Both happen to be my listings! We were under contract within 8 hours of my being hired for this listing. Well before going live in the MLS. We received a contract well over asking price, waiving most inspection items, and will even pay $20,000 over appraised value! Talk about the perfect offer, right! My seller and new client, is thrilled of course, and I am blessed beyond belief! So excited for both the seller and these great buyers who I happened to hunt down.
